No. The visitor has to visit the site on his own.

What is meant by Layout?

Layout is a residential township, sanctioned as per statutory norms of BMRDA / NPA rules and regulations. In a residential township, out of the total extent of the land approved as township, 55% of the land will be marked for plots of various sizes & the balance 45% of the land is marked for roads, parks and civic amenities. The township will have all the basic infrastructures for habitation like water supply, sanitation, electrical power, roads and drains.

What type of project is Ascent County?

Ascent County is a Residential Township project with plots of various sizes with or without the option of Villas.

When I buy a site, do I get a house too?

No. For construction of houses, we have 3 to 4 variants on each plot size. Based on what drawing and finishes you choose, the price of the house will be arrived.

After buying the plot, can I construct my house on my own OR you only have to construct it for me?

You can construct on your own as well. But you have to strictly construct as per Bye-Laws of BMRDA/NPA.

What is meant by BMRDA approval and what does it mean to me?

BMRDA stands for Bangalore Metropolitan Region Authority. This is the Governing body authorized to sanction residential and commercial constructions/developments in the Bangalore Metropolitan jurisdiction. The township so sanctioned by BMRDA shall abide strictly by the Bye-Laws laid out by BMRDA.

How can I buy a site?

You can book a site by paying 35% of the total site value of the site, another 35% has to be paid within 30 days from the date of agreement and balance sale consideration shall be payable at the time of registration.

How much is the Guideline value for registration?

Rs.500/- per sft for Intermediate sites and 10% extra for corner sites.

How much is the registration fee?

Stamp duty @ 5.65% + registration fee @ 1% amounting to 6.65% of the value of the site.

How much is the Club / Recreation Centre Membership charge?

Club / Recreation Centre Membership charges will be decided after 30% occupation of the township.

What documents are required for registering the plot in my name?

Pan card and Address proof.

Do I get finance to buy a plot?

Loans are available from Leading Financial Institutions like LIC Housing Finance, HDFC, SBI and India Bull Securities upto an extent of 75% of the value of the site. However the loan amount also depends on buyer’s financial eligibility.

Is there any other expense at the time of registration?

Documentation and Sub-registrar’s office expense.

How can I transfer Khata in my name?

After the registration, you can apply to village Panchayat for the transfer of Khata after paying khata transfer fee.

Do you assist me in transfer of Khata in my name?

Yes.

Do the buyers have to pay any brokerage charges?

No.

Who will take care of the maintenance of Ascent County?

The maintenance of Ascent County will be taken care by Ascent Builders for one calendar year, after completion of the project, free of cost. Later on at cost per decision of Ascent County Residents Welfare Association.

What is the scheme for maintenance?

It will be decided after the formation Ascent County owners association.

What are the agreements that need to be signed?

a) Initially while paying advance amount buyer has to sign “Agreement to Sell”

b) At the time of executing the absolute Sale, buyer has to sign “Absolute Sale Deed” at the Sub-registrar’s office at Nelamangala.

Can I sell my plots/site to other party?

Yes. If it is before the registration, 2% transfer fee is applicable.

How will I know which plot/site is mine?

You will be provided with Tags for individual sites.

Can I purchase several plots next to each other?

Yes. Provided the plots are available.

Can I buy one plot with two names?

Yes.

What is the procedure for transferring the plots/sites if a person who had booked the site/plot dies before executing the Absolute Sale Deed?

Yes. Legal heirs are eligible for getting the site / plot registered in their name subject to providing the necessary documents.
